Etive Walk, Livingston

This is a mixed use development incorporating a new 12,000ft2 bespoke office for Almond Housing Association together with special needs housing; 23 houses, mix of semi-detached, terraced and flatted social housing. The houses are grouped around the office forming the office court at the southern end of the site and a more private second court to the northern end of the site. Pedestrian movement is allowed through the site with access to the open space to the north.

The internal street within the development creates a pedestrian focused space due to the scale, the surface finishes, and the minimal change in levels. Surface finishes, tree and hedge planting are positioned accordingly, in response to each block of housing to create a sequence of spaces along the access route and create a sense of enclosure. This defines a series of sub spaces and enhances the courtyard appearance.
